Roles and Responsibilities
  • Advise and report regularly to Management on contractual and legal matters.
  • Prepare tender submission cash flow.
  • Advise on contractual matters – general and project level.
  • Identify contract grounds for claim.
  • Determine claim strategy.
  • Review notices and contractual correspondence.
  • Prepare claim entitlement with Planner.
  • Prepare claim narrative.
  • Prepare financial claim.
  • Follow up claim negotiations and maximise returns
Commercial and QS support
  • Advise on appointing project staff (commercial).
  • Monitor and direct quantity surveyor activities.
  • Look for opportunities to maximise revenue and reduce cost.
  • Monitor project cash management.
  • Advise and support with project correspondence.
  • Negotiate and agree subcontractors.
  • Ensure final accounts are closed in a timely manner.
  • Identify and investigate losses.
Project
  • Assist with insurance and bonds in place.
  • Set up procurement schedule.
  • Manage and monitor site quantity surveyors – delegate responsibilities and duties.
  • Look for opportunities to maximise revenue and reduce cost.
  • Timely drafting commercial/contractual correspondence.
  • Negotiating subcontract and suppliers’ prices and terms.
  • Prepare subcontract and suppliers documents.
  • Prepare and review monthly cost reports.
  • Ensure risk registers, variation trackers and extension of time tracker sheets are reviewed and updated monthly and included within monthly reports.
  • Negotiating subcontractors and suppliers final accounts.
  • Variations: measurement and pricing.
  • Variations: Negotiate with client, quantity surveyor and subcontractor.
  • Prepare management reports.

Job Requirements

  • Professional, Honours qualification in Quantity Surveyor
  • 6 years’ minimum relevant experience in the building sector with a main contractor.
  • Ability to work on large scale, high headcount construction sites & sub-contractors essential.
  • Liaise with Construction Manager when dealing with internal stakeholders and client’s representatives while on site including attendance at meetings
  • Strong time management skills.
  • Must have excellent verbal and written communication and presentation skills.
  • Strong understanding of the construction industry and working on site
  • Ability to use time productively, maximize efficiency and meet challenging work goals
  • Must have fluent English and be eligible to work in Ireland.

Reporting to the Commercial Director you are responsible for assisting the effective management of the construction site from initial stages to the project handover, ensuring projects are completed to cost, programme, quality and safety standards. You will be part of the dynamic Construction department within BAM.
